Solar for existing estates, HOAs and body corporates
For trustees and managing agents of duplex and townhouse estates in the Western Cape. We install, own and maintain rooftop solar across the estate at our cost. The HOA leases us the roof space and earns roof rent every month.

Why estates choose this
- Roof rent for the HOA
- The HOA leases us the roof space and earns roof rent every month, without raising levies.
- No cost, no risk, no admin
- We pay for the system, insurance, maintenance, cleaning and billing. The estate never handles electricity money.
- Owners are protected
- The price per unit is never higher than the City of Cape Town or Eskom would charge.
- Simple prepaid meters
- Each home gets a prepaid meter. Residents buy electricity tokens much as they do today.
- Solar first, grid as backup
- Homes run on solar from their own roofs by day, and on the grid at night and on cloudy days, with no interruption.
What we commit to, and what we need
Master Energy commits to
- The full cost of installation, with a certificate of compliance and grid approval from the City of Cape Town or Eskom
- Insurance of the system, and liability for any roof damage caused by our work
- All maintenance, panel cleaning, monitoring and inverter replacement for the life of the lease
- Prepaid metering, token support and all billing administration
- A price per unit that is never higher than the supply authority's
- Removing the system and making good the roofs at the end of the lease, at our cost
What we need from the estate
- Trustee and owner approval of a roof lease, in line with the estate's rules
- Access to roofs and electrical rooms for installation and maintenance
- Consent to fit a prepaid meter in each unit
- The estate's electricity account and supply details, so we can apply for grid approval
Getting started
Five steps from a first survey to solar on the estate’s roofs. A trustee or the managing agent can start the conversation.
Step 1: Site and drone survey
We survey the roofs and the estate’s electrical supply, and confirm the estate is a good fit.
Step 2: Design and grid approval
We design the layout and apply for approval from the City of Cape Town or Eskom.
Step 3: Roof lease signed
The HOA signs the roof lease once trustees and owners have approved it. We help you put it to owners where your rules call for it.
Step 4: Installation and meter changeover
We install block by block and give residents notice before we work on their home, so daily life carries on.
Step 5: Go-live
The estate runs on solar first, and roof rent starts in the first full month.
Bring this to your next trustee meeting
Send us a few details about the estate and we will arrange a site survey.
